Most custom homes take 8–14 months from permit approval to Certificate of Occupancy, depending on size, site conditions, and material lead times. Lot evaluation and design happen before that clock starts.
No. We regularly help clients evaluate lots before purchase, checking soil, flood zone, setbacks, and buildability so you don't buy land that can't support the home you want.

If your lot is in a FEMA flood zone, yes: elevation and flood-vent requirements apply. We handle that engineering as part of design, and it's closely related to the work we do on FEMA rebuilds.
