If you want an open patio, a built-in kitchen, or a pool deck that can actually handle Florida sun and rain, that's a different build than a lanai, with different materials, different drainage planning, and different finishes. What outdoor construction means in Sarasota & Manatee County.
Florida's pool safety laws require a compliant barrier (a fence, screen enclosure, approved pool cover, or other approved safety feature) around any pool renovation involving the pool itself, and we plan for that requirement from the start of design. Coastal humidity and sun exposure also mean material choice matters more here than in drier climates: not every paver, wood, or countertop material holds up the same way a few miles from open water.
Why proper permits and licensing protect your investment
Outdoor kitchens involve real utility work, including electrical, plumbing, and often gas lines, which is why a licensed, insured contractor who pulls the proper permits matters. Sarasota and Manatee counties enforce building codes to keep that work safe, not just to slow you down.
Skipping permits shifts all the risk to you. If unpermitted work causes a fire, gas leak, or water damage, your homeowners insurance may deny the claim. Unpermitted additions are also routinely flagged during a home sale, sometimes forcing retroactive permitting fees or removal of the work before closing.
